My washing machine, it will not spin.

Which can be a significant inconvenience when there are a lot of towels and sheets to clean and dry after water clean-up.

But my floor is dry.

I came home last night to find my ex putting a concrete patch around the leak spot (and down into the hole). He's 99% sure that this one spot is the problem, and that the water spreads out from there. He's pulled off half the baseboards in my bedroom and broken the composite floor tile out about four inches from the wall. There are no other places where the water seems to come in directly - and the process has created mini reservoirs for the water that does come in, to help limit the spreading. Now all we have to do is wait for the next big rain and see if the patch has solved the problem.

My other source of water problems, the drain at the bottom of the back stairs which fills up and floods under my front door, doesn't connect to a drain pipe, but to a gravel chamber. When the ground gets saturated, the chamber fills up and doesn't have anywhere to drain. So the water comes back up the pipe, overflows onto my porch, and comes under the door (despite the concrete lip built up in front of it). So now the ex and our friend are talking about installing a sump pump.

If they can fix it themselves, that would be great.

In the meantime, my floor is dry, and the snow has melted.

Now all we have to do is get the washing machine fixed.
